Texas real estate glossary

Plain-English definitions of the terms agents hit every day.

Effective Date
The date the last party signs and the contract becomes binding. TREC ¶ 23. Almost every deadline in the contract counts from this date.
Option Period
A negotiated window (typically 5-14 calendar days) during which the buyer can terminate for any reason. TREC ¶ 5B. Does NOT roll for weekends or holidays.
Earnest Money
Buyer's good-faith deposit, usually 1% of sale price. Due within 3 days of Effective Date per TREC ¶ 5A. Rolls forward for weekends and holidays per ¶ 23.
Option Fee
Non-refundable consideration paid by the buyer for the option period. Separate from earnest money. Negotiated in ¶ 5B.
Financing Addendum
TREC Form 40-11. Spells out the buyer's loan terms and the financing deadline (typically 21 days from Effective Date).
Termination Notice
TREC Form 38-7. Used by the buyer to terminate within the option period or under certain financing/appraisal conditions.
Amendment
TREC Form 39-10. Used to change contract terms — closing date, sale price, option period extensions — after the contract is binding.
Transaction Coordinator (TC)
The person (or platform) who handles the operational and admin work between contract execution and closing — deadlines, documents, party communication.
Compliance Packet
The full file of executed contracts, disclosures, and addenda that the brokerage requires for every closed transaction. Dossie compiles and sends in one tap.
Clear to Close (CTC)
The lender has cleared all conditions and authorized closing. The signal that the deal is going to fund.
Seller's Disclosure Notice
TREC Form OP-H. Required by Texas Property Code for most residential transactions — discloses known property defects.
HOA Addendum
TREC Form 36-11. Used when the property is in a homeowners' association. Triggers HOA document delivery and review deadlines.
