1. Open Net Sheet from the Offers section

Inside any seller-side dossier, click Net Sheet — sale price, commission percentage, and option fee credit are already filled in from the scanned contract.

2. Add what isn't on the contract

Mortgage payoff, escrow and closing fees, title policy, HOA transfer fee, home warranty reimbursement, survey cost, agreed repairs — the numbers only the agent has, entered once.

3. Calculate, print, or download
