What happens to my contract? +
The PDF is sent over HTTPS, read once in memory to pull the dates and dollar figures, and discarded when the response is returned — there is no upload bucket for the free scan and the file is never written anywhere. The short summary you see on this page (parties, price, dates — not the PDF) is held on our server for one hour so it can follow you into Dossie if you click "Track this deal"; the link you follow carries only a random reference, never the deal itself. After an hour, or as soon as it is imported, the summary is deleted, and a daily cleanup job removes anything past its hour. Inside Dossie, members' documents are stored privately to their account.
Who reads the contract, and how long is it kept? +
The pages are read by Anthropic's Claude, the same AI model that powers the Dossie app, through Anthropic's API. Anthropic processes the PDF to return the dates, dollar figures, and signature check; Dossie does not use your contract to train anything. The PDF itself is kept for the length of the request only — it is never written to disk or a storage bucket. The one-hour summary described above is the only thing that outlives the request, and it is deleted on import, at the one-hour mark, or by the daily cleanup — whichever comes first.
Which forms does the free scan read? +
The TREC One to Four Family Residential Contract (Resale), any recent version — 20-17, 20-18, 20-19. If the Third Party Financing Addendum, HOA Addendum, or Appraisal Addendum are attached in the same PDF, their deadlines come through too. Other forms are identified but not extracted here.
How are the deadlines computed? +
The day counts are read from the contract itself (¶ 5A earnest money, ¶ 5B option period, ¶ 6C survey, addendum ¶ 2A financing), then counted from the Effective Date. Earnest money and option fee roll to the next business day per ¶ 5A(2); the option period, survey, financing, and closing dates do not roll. When a day count cannot be verified on the page, that deadline is left out rather than guessed.
What counts as "missing"? +
Signature lines with no signature, initial lines with no initials, and required blanks left empty (sales price, earnest money, option fee and days, closing date, financing days). E-signature blocks and timestamps count as signed. Struck-through parties are not required to sign. Treat the list as a spot-check prompt, not a verdict — verify against the executed copy.
Why does my PDF say it is too large or has too many pages? +
The free scan accepts PDFs up to 3MB and 16 pages — the 11-page contract plus its usual addenda. E-signed contract exports are usually 1-2MB; a phone photo-scan can be much larger. Try the platform's "download PDF" export instead of a scanned image, and drop the contract on its own rather than the whole file. Members can scan documents up to 32MB inside Dossie.
